Thailand Business & Investor Visa

Thailand does not use one universal “business investor visa.” The appropriate route depends on whether you are attending meetings, taking employment, working with a BOI-promoted company, building a qualifying startup, investing, or seeking a long-term residence programme.

Which Thailand business route fits your activity?

These categories are related but not interchangeable. A visa is permission to seek entry for a stated purpose; it does not automatically grant a work permit or guarantee approval for a particular role.

B

Non-Immigrant B

Commonly used for business activities and employment-related travel. The documents depend on whether you are visiting for business or taking a job with a Thai organization.

BOI

BOI-supported employment

Employees of qualifying Thailand Board of Investment-promoted companies follow a BOI-related process. The employer and project documentation are central to the case.

S

SMART Visa

A BOI-administered programme for qualifying talent, investors, executives, startup entrepreneurs, and dependents in targeted industries. Its criteria are category-specific.

LTR

Long-Term Resident

The LTR programme is designed for qualifying wealthy individuals, pensioners, work-from-Thailand professionals, highly skilled professionals, and eligible dependents.

IV

Investment activity

Investing in Thailand can involve company, BOI, property, or programme-specific rules. Investment alone does not identify the correct visa without reviewing the activity and qualification.

ME

Business meetings

Short business visits and employment in Thailand are different scenarios. Describe the real activity and confirm the mission’s required documents before applying.

Non-Immigrant B: what the case usually needs to show

  • A genuine business or employment purpose connected to Thailand.
  • Supporting documents from the Thai company, employer, or business counterpart.
  • Business registration, licence, shareholder, or company information where requested.
  • Employment evidence, position, qualifications, and work details where the application is employment-related.
  • A clear distinction between the visa application and any separate work-permit or labour approval process.
Important work-permission distinction A Non-Immigrant B visa is not, by itself, a work permit. A foreign national must follow the applicable Thai employment and work-permission process before carrying out work in Thailand.

SMART Visa and LTR are separate programmes

Use the official programme criteria rather than treating every investor or remote-work case as a standard business visa.

SMART

Targeted-industry talent and startups

SMART Visa categories are administered through Thailand’s Board of Investment and are designed for qualifying professionals, executives, investors, startup entrepreneurs, and dependents. Criteria, endorsements, and privileges vary by category.

LTR

Long-term residence programme

LTR has its own qualification groups and continuing conditions. It is not simply a longer version of a tourist or ordinary business visa, and applications are assessed through the BOI process.

Prepare the right evidence

The responsible Thai embassy or consulate may request documents beyond a general checklist. Prepare evidence that explains the activity, the applicant’s role, and the Thai organization or programme involved.

01

Applicant identity

Passport biodata page, photograph, current-location evidence, and any residence documents requested by the mission.

02

Thai organization

Invitation, employment, company, BOI, or programme documents appropriate to the activity and visa category.

03

Purpose and qualifications

Business itinerary, role description, qualifications, financial evidence, investment records, or endorsement documents where relevant.

A clearer application sequence

Do not begin with a generic “investor visa” label. Start with the actual activity and confirm the competent authority.

Define the activity

Business meeting, employment, BOI project, startup, investment, specialist role, or long-term residence.

Identify the route

Compare Non-B, BOI, SMART, LTR, or another category that matches the activity.

Collect evidence

Coordinate with the Thai employer, company, programme, or investment authority where needed.

Check mission rules

Submit through the official process and follow the embassy or consulate’s current instructions.
