Investment needs the right legal route

Thailand investment and BOI visa options explained

Investment in Thailand can connect to several different immigration or facilitation routes. This guide separates BOI-supported employment and investment concepts from ordinary business visits, Non-Immigrant B, Smart Visa and LTR so the applicant does not treat a company investment as an automatic visa entitlement.

Business meeting and investment planning in Thailand
Investment does not equal automatic immigration status

There is no single “Thailand investor visa” answer

The correct route depends on what the investment is, who will work in Thailand, whether a Thai company is BOI-promoted, and whether the applicant is seeking business entry, employment permission, or a specialist programme.

Business visit

Non-Immigrant B

For defined business or work-related purposes with category-specific evidence.

Promoted project

BOI-supported route

Project approval and company status may support immigration and work-permission processes.

Founder or investor

Smart Visa

Targeted-industry criteria and endorsement are central to the specialist programme.

High qualification

LTR or other route

Personal assets, income, employment or long-stay criteria may be relevant instead.

What BOI involvement can and cannot mean

BOI promotion relates to an approved investment project or targeted activity. It may support a company’s ability to employ foreign personnel and to use facilitation channels, but it is not itself a promise that every investor receives a visa or that every role is approved.

Separate questions must be answered: Is the project promoted? Is the applicant an investor, director, employee or specialist? What work will be performed? Which authority handles the visa and work permission? What company documents and approvals exist?

Do not confuse ownership with work authorisation

Owning shares or investing capital does not automatically authorise a foreigner to work in Thailand. The immigration category and labour permission must match the actual activity.

Preparation sequence for an investment case

01

Define the activity

Separate investment, management, employment, meetings and business travel.

02

Confirm the company status

Identify whether a BOI promotion or another approval actually exists.

03

Match the immigration route

Choose between business, work, Smart, LTR or another category only after the facts are known.

04

Prepare corporate evidence

Use current registration, ownership, project, financial and role documents as requested.

Investment and BOI FAQs

Does investing in a Thai company guarantee a visa?

No. Investment can be relevant evidence, but immigration eligibility depends on the route, purpose, project, role and current rules.

Is a BOI-promoted company the same as a BOI visa?

No. BOI promotion is a project or company status. The applicant still needs the appropriate immigration and work-permission process.

Can an investor work in Thailand without a work permit?

Do not assume so. Work authorisation depends on the route and the specific activity.

Which route is best for a foreign founder?

That depends on the company, industry, ownership, role, endorsement and personal profile. Compare Smart, B/work and other routes rather than choosing by label.
